The 12.99-hectare site is agricultural land beside residential development, a playing field, public rights of way and the Malvern Hills National Landscape.

“The application site consists of 12.99 ha. of agricultural land. The site comprises three small to medium sized, irregular shaped, gently sloping, arable fields, which are bordered and divided by field boundary hedgerows with trees; and includes a short length of Sayers Avenue. The site is bounded by residential development to the north, west and south. The playing field that directly adjoins the application site to the east.”

“Although the application site sits outside of the development boundary of Malvern Town it is immediately adjacent to it. The site is located within a Flood Zone 1. The Malvern Hills National Landscape (AONB) lies approximately 290m to the west. A public right of way (ref: 507(B)) adjoins part of the western boundary and a public right of way (ref: 517 (B) runs along part of the northern and eastern boundary of the site.”
