“The site lies within the High Green area of Troutbeck within the Troutbeck Conservation Area and is accessed from Scot Brow via a network of tracks, which are also Public Rights of Way (BW545015, BW545016 and BW545017). It is located to the north of houses known as High Green Lodge, Hill Top House and Haystacks. To the west and northwest are other houses and there are fields to the north and east of the site.”

“The site is a relatively flat area of land that is undeveloped other than a collection of modern farm buildings at its northern end. A group of trees on the eastern boundary are the subject of a Tree Preservation Order.”

“Lake District National Park Authority Development Control Committee – 4 March 2026 7/2025/5641 2.4 A previous application reference 7/2022/5047 or five houses on the land was refused due to the effect on the development of important open green space in the conservation area. A subsequent appeal was dismissed at the beginning of 2024. A revised proposals for 5 houses (7/2024/5198) was withdrawn after we recommended it for refusal for similar reasons.”

This time the design, materials and appearance would be more traditional, in stone and slate, appearing as a single storey but featuring room in the roof space.
