“The application site is located on the western side of Sandy Lane, to the north of the existing residential development which fronts Sandy Lane. The site is currently laid to rough grass with brambles, is overgrown in places, with the existing access bisecting the application site.”

“Given the fact that the level of Sandy Lane, and the application site, varies in this location an Article 5(2) Notice was served on the applicant to state that the Borough Council required the details of scale to be considered at this outline stage and plans have been submitted showing the existing topography and the levels relating to the proposed finished floor levels of each plot and ridge heights in relation to Kiln House to the south of the site.”
