“The proposal seeks to demolish the existing dwelling and erect a new dwellinghouse with 2 bedrooms. The dwelling would position the larger elements towards the east, away from neighbouring amenity. The demolition is understandable with some of the building sinking due to not having secure foundations. The replacement dwelling would be on a one-for-one basis and would be proportionate to the size of the existing dwelling.”
