“During the officer site visit, it was noted that similar outbuildings are present at neighbouring properties, including Holly Cottage and Holly Farm. As such, the proposal would not conflict with the established character of development in the area. The outbuilding is modest in scale and will utilise sympathetic materials and colours as such, it does not harm the character or appearance of the conservation area.”

“The proposed outbuilding is considered to be of an appropriate design, using suitable materials, and will have minimal visibility from public vantage points. It will not result in any detrimental impact on the conservation area therefore sustain its importance and is therefore compliant with Local Plan Policies EQ6 and EQ7, as well as relevant sections of the NPPF.”
