“The application site is located on the southern side of The Redan. The property is situated at the rear of the properties on this side of the road and was built in 2008. The property is a detached bungalow which has a flat roof and is constructed of cladding and double glazed windows. There are also solar panels on the flat roof. There is a courtyard at the rear of the property with a small building for storage.”

“The proposal is for the erection of a car port at the rear of the property to replace a car port which has been recently removed. It would be 6.3m deep, 5.5m wide with a maximum height of 3.4m. The car port would be constructed out of metal and clad in timber.”

The scale, height and massing is in keeping with the residential character of the area and the materials used would be in keeping with the existing. Environmental Health had no objection, while one objection raised concerns about fire risk, parking, the boundary and vehicle numbers.

“Any fire risk hazards would be addressed under the Building Regulations. Parking over the driveway and blocking entrances would be a private issue. Development can be built up to the boundary line. The previous planning permission does not restrict numbers of vehicles. Therefore, the main issues are the appropriateness of the design of the proposal, and its impact on the appearance of the locality and the amenities of the occupiers of adjacent properties.”

The applicant said the replacement car port would maintain access, avoid discomfort to neighbours and provide undercover storage for a camper van.

Members heard that the bungalow was lower than neighbouring properties and felt the proposal would have minimal impact on the surrounding area.

“In answer to a Member’s question, he advised the Board that the proposed height of the car port was to accommodate his camper van, to allow it to be stored undercover and that there were no implications to the surrounding buildings. Neighbouring buildings were not overlooked.”

“He advised that his bungalow was sunken in relation to neighbouring properties, so it would sit lower in the streetscene. Members felt that the proposal would have minimal impact on the surrounding area.”
