“Planning permission is sought to erect four new dwellings on the site. These consist of two pairs of semi-detached two-storey dwellings with rooms in the roof. Frontage parking is also proposed. At the rear are dormer windows to serve the rooms in the roof with rooflights to the front elevations. The proposed dwellings are set back form the public highway by approximately 5.5m and set in from the side boundaries of the site by approximately 1m.”

“Carrfield Avenue is a large detached bungalow in a substantial plot. The gardens front and rear are mature. There are a number of outbuildings within the site including a detached garage with vehicular access off Carrfield Avenue. The dwelling at the time of the site visit was vacant. The area is wholly residential in character with a wide variety of house types and plot sizes within the area.”
