“The change of use of this property to a short-term let (STL) will have an unacceptable impact on neighbouring amenity. The loss of the residential accommodation has not been justified. Whilst it is recognised that there is an economic benefit to the City as a whole from the provision of tourist accommodation, in this case it does not outweigh the adverse impact on residential amenity or the loss of residential accommodation.”

The property has its own main door access with a small private garden to the front and a larger garden to the rear. A short footpath connects the main entrance door with the public footpath through the front garden.”

“The application property is one of a long row of detached bungalows on the south side of the A8, west of the Drumbrae roundabout. There are residential properties to the west and on the opposite side of the A8, to the north. To the east of the property is one dwelling, and adjacent to the dwelling is a pizza takeaway with a petrol filling station beyond.”
