“The application site is an area of amenity land on the eastern side of Peach House, Wentworth Road. The land is 'greenfield' and is located within the settlement boundary of Aldeburgh as defined within the East Suffolk Council - Suffolk Coastal Local Plan (SCLP 2020) and within the Aldeburgh Conservation Area and wider National Landscape (formerly AONB). The site falls within flood zone 1 and no Tree Preservation Orders (TPO's) affect the site.”
“The site has a frontage to Wentworth Road. The land has brick walling with piers around the eastern, western and southern boundaries. The northern boundary is close boarded fencing. There is an entrance to the site in the north-eastern corner. Peach House lies in an elevated backland location on the western side of the land. It is accessed by a track/driveway on the southern side of the site.”
