The site was former railway land outside Corton’s settlement boundary, with mature trees, nearby homes, agricultural land to the west and access from the road.
“2.Site Description 2.1.The site is situated outside of the defined settlement boundary for Corton and comprises of former railway land which has become overcome with several mature tress within the site. The site is bounded by several dwellings along the northern, eastern and southern boundaries, with access obtained in the south-eastern corner off Manor Road. To the west of the site is agricultural land.”

There were six tests that needed to be met for a planning condition. They had to be necessary, relevant to planning, relevant to the development to be permitted, enforceable, precise, and then reasonable in all other aspects.”
“Councillor Gee noted the report stated that the drains and sewers were in a terrible state. She asked who was responsible for the maintenance of drains and sewers, was it Anglian Water or a private individual. If it was Anglian Water, surely they should be held accountable. The Planning Manager confirmed that it was all Anglian Water infrastructure and their responsibility to maintain it.”
