The application site is subject of the same differences in land levels with the main part of the site being lower than the access road and the neighbouring houses of 11 – 13 Egdon Close. To the east of the application site is a narrow area of open land which adjoins the new Bere Regis Primary School.”

“The dwelling is centrally located within the plot with garden to the rear, two parking spaces to the side (west), a turning area to the front and provision for bin and cycle storage. Vehicular access is via the existing private tarmac access which adjoins the western end of Egdon Close at the turning point. Anticipated that the residential use may generate fewer vehicle movements than the previous use. Opportunities for active travel to nearby village where there are local amenities, employment and education.”

Access road to plot is narrow and doubtful whether emergency service vehicle would gain access especially if parking around cul-de-sac. Construction lorries will struggle to access site. Do not believe site is designated as common land as suggested by Natural England but does need to be investigated. Site is definitely within 400m zone for Black Hill heathland area. 13.”
