Summary of planning committee decision

Decided by Doncaster Planning Committee on 30 Jun 2026.

25/01408/FULMApproved

What was proposed

The application sought changes to the approved reception and changing building, including a gym, altered layout, glazing and doors, with materials unchanged.

“The application to vary the conditions pursuant to Section 73 in this case relates solely to Condition 2 (approved plans) in respect of changes to the approved reception/changing building. These proposed changes are summarised as follows:”

“Alterations to doors through omission of rear roller shutters and inclusion of double escape doors, together with change to entrance door to front elevation to now propose side glazed panel enlarged glazed area.”

Officer report

The site and surroundings

The site is land off Hayfield Lane, bounded by hedgerows, a major road, woodland, dwellings and fishing lakes; construction had started but was incomplete.

“The site is bound by hedgerow and the southern and western boundary are adjacent to Great Yorkshire Way (A638). The eastern boundary runs along an existing woodland. The northern boundary on Hayfield Lane which is a country road which leads to a dead end, along Hayfield Lane is existing dwellings and Hayfield Fishing Lakes. The approved development has commenced on site but has not yet been completed.”

Officer report

Who spoke

Councillor Steve Cox spoke as ward member and said he would not vote; the applicant spoke in support of the proposal.

Changes discussed after the report

A site visit found the building under construction, so the committee changed the contamination and air-quality triggers from roof construction to side-elevation construction.

“Since publication of the officer report, a further officer site visit has been undertaken, and it is noted that the building is under construction. The building already has the benefit of planning permission as set out in the agenda papers; it is the use and associated layout and appearance which is proposed to be changed.”

“Furthermore, it is noted that buff brickwork has started to be laid at the base of the front elevation of the building which does not accord with the submitted plans which show cladding. An updated plan has been provided indicating this change, which is acceptable in visual terms.”
