“4.Site and Surrounding Area The application site lies within the limits of Culmore Village as defined in Map SE 2 of the Derry Area Plan (DAP) 2011) and within an Area of Townscape Character (ATC). The proposed extension is to the former Victoria Hall (c.1837). In recent times, it lay unoccupied and in an advanced state of disrepair.”

The site at Victoria Hall ( built in c.1887) is an established community hub formerly used as an orange hall and more recently, provides a range of community services / activities / programmes for the local catchment area.”

“In considering the impact to the adjacent residential property and the concerns regarding overlooking, loss of privacy and daylight, the design of the extension has been carefully considered to respect neighbouring amenity. For example, it is being kept to single-storey in height and absorbs into the silhouette of the much taller and larger main host building which is approximately three-storey in height.”
