“The site lies on the northern side of Beulah Hill and is a long and relatively narrow plot of land which is currently undeveloped and enclosed by timber fencing. Terraces on Ellery Road back onto the site from the northeast. These are three storey homes with pitched roofs. There are several mature trees within the site, many of which are close to the border with Beulah Hill.”
