New extraction system at 1074 London Road, Thornton Heath
Summary of planning committee decision
Decided by Croydon Planning Sub-Committee on 19 Feb 2026.
The site and surroundings
The site is a three-storey building in a terrace of 11 buildings, with an office at ground floor and commercial designations.
“The application site comprises a three storey building which forms part of a terrace of 11 buildings under a flat roof. The building is set back from the road by a wide pavement and has an office at ground floor level.”
“The site is designated as being within a Local Area, a Primary Shopping Area and a Main Retail Frontage. The site has a PTAL 2 and the site is at very low risk of surface water flooding; however, groundwater flooding is possible when existing levels are high.”
Officer report
Earlier application and appeal
An earlier flue proposal was refused and its appeal dismissed because its side position, height and finish would harm the building and area.
“The appeal was dismissed on the grounds that the location of the proposed flue on the side of the application building would be clearly visible from London Road. The proposed flue would introduce a metal structure, which would appear prominent against the brick side elevation to which it would be attached. Given its height it would also sit above the roof of the building, which would add to its prominence.”
“The Inspector noted that “Whilst extraction flues of the type proposed are clearly visible along the rear elevation of the wider terrace when passing the entrance to the rear alleyway on Warwick Road, they are not a feature that prevails in views along this part of London Road.”
