“The site is located within an elevated position off Oak Drive in the centre of Colwyn Bay, and is sited within the designated Pwllycrochan Conservation Area. The site adjoins a small woodland copse to the east, Rydal Penrhos school sports fields to the north, Oak Drive to the south and a detached dwellinghouse (Greenbank) to the west.”
