“The application site is located on the south side of Swan Street and to the rear of No. Pond Street, to the east. The land is currently used as a paddock with a timber stable positioned on the northern boundary. The land is generally flat and is enclosed by a conifer hedge on the northern side and native hedges to the west and eastern sides, with a post and rail fence adjoining the land associated with the single storey dwelling to the south.”
