The site forms part of Phase 1 of the Broadnook Garden Village sustainable urban extension north of Birstall.
“The application site comprises part of Phase 1 of the North of Birstall Sustainable Urban Extension (SUE), known as Broadnook Garden Village (herein referred to as ‘Broadnook SUE’). The Broadnook SUE comprises 204 hectares and is allocated on land north of Birstall, to the north of the A46 and west of the A6. The Great Central Railway runs along the west boundary and the site lies to the south and west of the Broadnook Spiney.”
“This application relates to the southern part of a parcel known as Parcel A2 and Parcel B2, albeit the proposed variations only apply to plots in Parcel B2 which is the southern part of the application site. These parcels comprise approximately 4.97 hectares and are located relatively centrally within the Broadnook SUE and are bisected by the main spine road. As part of the full element, planning permission was granted for 102 dwellings at the application site.”
