15 homes at Land at Maplewell Road, Woodhouse Eaves
Summary of planning committee decision
Decided by Charnwood Plans Committee on 22 Jan 2026.
The site and surroundings
The site comprises 1.5 hectares of arable fields beside Maplewell Road, with sloping ground, hedges, trees and countryside around it.
“The application site is part of two arable fields fronting Maplewell Road and has a total area of 1.5ha. This represents a reduction in site area of approximately 0.5 ha on a previously proposed development of this site under P/18/0715/2. This previous proposal, which was in respect of up to 50 dwellings, was refused planning permission and subsequently dismissed at appeal.”
“155 Maplewell Road situated opposite, is a locally listed building and a granite and render house built in the 19 th century with 20 th century alterations and extensions. The application site is bisected by a hedge between the 2 fields, with a small number of mature trees within the hedgerow and within the two fields.”

Officer report
Housing and design
The market housing mix differed from identified needs, but officers considered the steep site, earthworks, access and viability justified the proposed arrangement.
“In their submitted Housing Mix Note, the applicants state that they have considered the potential for a greater number of smaller market houses on the site to better reflect the preferred mix set out in the Neighbourhood Plan.”
“Local Plan Policy H1 on Housing Mix states “We will seek a mix of house types, tenures and sizes that meets the overall needs of the Borough in line with our most up-to-date evidence. We will do this whilst having regard to the extent to which those needs have already been met by other development, local housing needs and housing market evidence, economic conditions, viability and site specific circumstances.”
Officer report
