The 4.6-hectare farmland site lies south of Syston beside Barkby Lane, with the railway to the east and housing to the north.

“Noise and Air Pollution: More traffic will lead to higher levels of noise and air pollution in the area. • Lack of Public Transport: No suitable public transport alternatives are available to support sustainable travel. Description of the Application Site 2.1 The application site comprises farmland, measuring 4.6 hectares, and lies to the south side of Syston. It is south of and has a frontage to Barkby Lane.”

“The land falls from the south-western corner toward the north west by up to 7m. Much of the eastern side of the side is very flat. Barkby Lane rises toward the road bridge over the railway line, where the road level is approximately 5m above the adjacent land level in the site. A steep, and heavily tree covered embankment separates the site from the highway as the road climbs toward the bridge.”
