The majority of the site is comprised of cereal crops with areas of modified grassland being found around the perimeter of the site, together with species-rich native hedgerows. The site's topography is undulating, with a series of high and low points across the parcel of land .”

“The site lies immediately adjacent to Winchester Place, a recent residential development undertaken by Story Homes which delivered 106 dwellings within the settlement on an allocated site. The site is bounded to the south and west predominantly by agricultural land. To the north, the site is adjoined by Carlisle Road, beyond which lies Townfoot Industrial Estate.”
