To the north-east is the estate road with a grass verge and then beyond is a small service road where a terrace of dwellings (Tredegar Terrace) face the site at a distance in excess of 15 metres away. To the south east is an existing industrial unit (Unit 9 Newtown Industrial estate). To the south is the Sirhowy River which lies beyond an existing flood prevention bund.”
