Officers recommended approval because the proposal was acceptable in design, neighbour amenity and highway terms, and complied with development plan policies.

“The proposed development seeks to extend a previously approved single storey rear extension (approved as part of a larger development under 10/24/0280 – refer to site history). As previously approved, the single storey flat roof extension would project 3.5m to the rear. As a result of this current proposal, the flat roof extension would be extended by an additional metre, increasing the projection to 4.5m in total.”

“Assessment of the application finds that on balance, the proposal is considered acceptable in terms of its size, scale and appearance. It would not have an unacceptable material detrimental impact on the residential amenity of neighbours in terms of light, outlook or privacy, nor would it compromise highway safety, or the character and appearance of the street scene. “The application was registered on 2 nd December 2024, and 11 neighbours were consulted. 2 objections were subsequently received. This prompted discussions with the applicant, who ultimately agreed to substantially reduce the length of the proposed flat roof rear extension.”

“Amended Plans 6.1.2 A full set of amended plans was received on 26th March 2025, and a full re- consultation was undertaken. In response to the amended plans, this time 1 objection was received to the amended plans (one of the previous two objectors, and raising the same/similar issues) – see summary of representations.”
