P/25/04768/FULApproved

What was proposed

The application proposed a five-storey office building, decked parking, landscaping and a pedestrian bridge linking it to the existing campus.

“Development of a 5-storey office building (Use Class E(g) and a two-storey decked parking structure on part of existing surface car park, with associated infrastructure and hard and soft landscaping. Construction of pedestrian link bridge between proposed office building and existing adjacent office building.”

“The proposed office block is intended to replace the previously demolished Wiltshire Building, in order to provide office accommodation allowing all employees to return to the office from working from home. The building would also contain additional facilities for staff as well as meeting rooms. The proposed decked parking structure will increase parking capacity by 104 parking spaces within the existing car park area.”

Officer report

The site and surroundings

The site forms part of the Chaseside office campus, near listed buildings, residential areas, major roads, a roundabout and a leisure centre.

“The site forms part of the larger Chaseside Campus which includes the offices for JP Morgan Chase, as well as the Grade II listed Littledown House. On the south and western side trees surround the site and contribute to significant screening of the site from public vantage points. Within the site is further mature screening as indicated on the above site plan. While the trees are not the subject of a Tree Preservation Order, a number are considered to be veteran trees. 5.”

“The surrounding area, particularly the junction with Chaseside and Castle Lane East is highlighted by the Local Highways Authority as being prone to congestion. It is noted that the roads surrounding the application site in Littledown are the subject of Traffic Regulation Orders (TRO), restricting parking. There is also a TRO covering some roads on the western and north western side of the A338.”
