The 7.4-hectare arable site lies on Wombwell’s western edge between housing, the railway and farmland, with access from Pit Lane.

“The site extends to approximately 7.4 hectares and is located on the western edge of Wombwell. It occupies a transitional position between the established residential properties on Windmill Road to the east and the railway line to the west. Primary vehicular access is currently taken from Pit Lane to the north, which serves as the main point of entry into the site.”

“The Site is used for arable farming and is maintained as cropland. Beyond the settlement, primarily to the north and west, arable farming is the primary land-use. To the east and south, the character is predominantly residential and suburban in nature, reflecting the built-up form of Wombwell.”
