The dwellings are two-storeys in height apart from five single- storey bungalows. 50% of the dwellings are proposed to be affordable housing, as required by the outline planning permission.”

The 12.43-hectare site lies between Woodchurch Road and Appledore Road, with fields, trees, hedgerows, ponds, a public footpath and nearby homes.
“The Reserve Matters application site is 12.43 hectares in area and is situated to the north-west of Appledore Road and south-east of Woodchurch Road, adjoining the built-up eastern edge of Tenterden. At present it comprises of individual fields whose boundaries are generally enclosed by trees and hedgerows. There are a few trees on-site and off-site trees (some of which overhang the application site boundary) that are subject to Tree Preservation Orders.”
“The Tenterden Conservation Area directly adjoins the south-western corner of the application site (comprising of the rear garden areas of dwellings) for approximately 90m. The conservation area then stretches away from the site to the north-west, west and south. The nearest listed buildings are Stace House, a 2.5 storey dwelling located just beyond the south-western corner of the application site at the junction between Beacon Oak Road and Woodchurch Road.”
