Rear extension and seating area at 133 Ballygassoon Road, Ballygassoon, Loughgall, Armagh
Summary of planning committee decision
Decided by Armagh Banbridge Craigavon Planning and Regulatory Services Committee on 4 Mar 2026.
What was proposed
The application proposed a single-storey rear extension providing a kitchen and dining area, plus an external seating area.
“Permission is sought to erect a single storey extension to rear of dwelling to provide new kitchen/dining area (existing kitchen/dining will be converted to snug and utility room). An external seating area measuring around 62sqm to the south side of the dwelling is also proposed. A low-level glazed balustrade will form a wind break to this area.”
Officer report
The site
The site contained a bungalow and garage on a large plot, with farmland and several nearby dwellings along the road.
“The application site holds a modest size bungalow and garage at No. Ballygassoon Road and is located approximately 2km southwest of Loughgall village. The dwelling is elevated to the road and is set on a large plot with a very generous size garden to the front and smaller concrete yard to the rear. The finishes include: white stone dash to walls, flat grey roof tiles and white uPVC windows.”
“Gently undulating farmland forms the overall landscape pattern in this area of countryside. The dwelling occupies an elevated hilltop position and as such enjoys extensive views particularly in a north/north westerly direction over the wider landscape. There is a built up feeling to the immediate north and east along this section of Ballygassoon Road with eight dwellings in close proximity to the site.”

Officer report
Why officers supported it
Officers considered the extension subordinate, suitably designed, safe for neighbouring amenity, and compatible with parking and outdoor space.
“The proposed extension will add approximately 45sqm of additional floorspace to the existing dwelling which currently has a total floorspace of around 152sqm. As this is considerably less than the floorspace of the host dwelling it is considered that the extension is subordinate to the main dwelling.”
“The curtilage of this dwelling is quite generous in size and even with the proposed extension sufficient space will be left to accommodate the day to day living requirements of the applicant. The proposal does not create the need for extra parking (no bedrooms proposed), the existing access not affected and sufficient space for in-curtilage parking will remain. Officers consider that the requirements of criterion (d) have been satisfied.”
