- Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for Granting, The property is a two storey detached dwellinghouse located on Shefford Road in Meppershall. The proposal consists of a rear conservatory and the erection of a single storey rear extension measuring an overall width of 6.05m, a depth of 5.4m and a flat roof measuring a height of 3.2m. It is noted that the proposed extension is stepped inwards and reduced in width at a depth of 3.1m, however the roof formation would overhang this extension to create a squared-off addition to the main dwellinghouse. Furthermore, the proposal would also include the erection of a front extension measuring a width of 3.8m, a depth of 0.9m and a height of 2.7m. The proposed rear extension would not be a visible addition to the streetscene of Shefford Road, and as such would not have any detrimental impacts on the character and appearance of the surrounding area. Furthermore, although this extension is noted to be of a substantial size, when compared to the bulk of the main dwellinghouse, the proposal is considered to be a cohesive addition to the property. The proposed front extension would be visible to the streetscene of Shefford Road, however it would remain set back from the public highway. Additionally, due to the modest size and scale of the proposal, it is considered that this addition would not lead to any further impacts on the character and appearance of the surrounding area. The proposed rear extension would remain separated from an adjacent neighbour (118 Shefford Road) by some 4.7m. It is noted that this neighbouring property has benefited from a substantial addition to the rear, and as such, this proposal would not lead to any further loss of light, loss of privacy or overbearing impact on this adjacent neighbour Similarly to the above, the other adjacent neighbour (120A Shefford Road) is also noted to have benefited from a rear extension which extends beyond existing built form on the application site. Alongside the detached nature of the application site and extension, it is not considered that this proposal would lead to any detrimental impact on the residential amenities of this neighbour. The proposed front extension, due to its modest scale and separation from the adjacent neighbours, would not lead to any material impact on residential amenities. All other properties are considered to be sufficiently separated from the application site for there to be any material impact. The proposal would not lead to any further bedrooms on the application site, and would retain the existing parking provision on the site. As such, adequate parking provision would be retained and the proposal would remain in conformity with Policies T2 and T3 of the Central Bedfordshire Local Plan. Meppershall Parish Council were consulted on this application, and no comments were received. This application was also subject to a public and neighbour consultation, and no representations were received. Given the siting, design and scale of the proposal, it is considered that the proposal would not lead to any detrimental impacts on the character and appearance of the surrounding area. Furthermore, the proposal would also not lead to any detrimental impacts on the residential amenities of neighbouring properties. As such, the proposal would be in conformity with Policy HQ1 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.Reasons for Granting, The property is a two storey detached dwellinghouse located on Shefford Road in Meppershall. The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
