26/01432/NMMA - Non Material Minor Amendments Approved

Proposal

The proposed non-material amendment seeks to substitute approved layout drawing Masterplan Phase 1 RMA 01511_MP_01 P05 with amended drawing S96a Phase 1 Site Layout S858_S96a_SL_100. The amendment regularises a small area of overlap between the approved red line boundary of Phase 1 Reserved Matters permission and adjacent land subsequently approved and constructed pursuant to planning permission . The overlap area is identified on drawing S858_S96a_SL_100, shaded yellow and annotated "Land constructed in accordance with planning permission ". The amendment seeks to remove this area from the approved Phase 1 red line boundary. No changes are proposed to the approved development. The amendment is solely intended to ensure consistency between planning permissions and and does not affect the nature, scale, layout, appearance or operation of the approved scheme. Site constraints 3

Priority habitat: Deciduous woodland
A habitat of principal importance. It shapes the ecology work and the biodiversity net gain a scheme has to show.
Habitat network: Other Priority Habitats - NEZ
Where habitat is joined up enough to work as a network. Context, not a constraint on its own.
Also on the record
Natural England's Provisional ALC map (1:250,000, 1970s) had this area as grade 4, but it predates the buildings here and the current map does not class it as farmland.
Not affected
Outside flood zones 2 and 3 · Not green belt · No listed building at the site

Checked on 6 October 2026. Historic England, the Environment Agency, Natural England and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
