- Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for granting The application is a two-storey mid-terrace dwelling located on Princes Court, Leighton Buzzard. No. 6 is constructed of brickwork, painted white at ground floor level with a garage to the front, both the garage and the dwelling have a tiled pitched roof and is surrounded by properties of a similar design. The proposal would be an infill to the front elevation between the neighbouring garage and the applicants garage with the garage to be converted to a living area. The proposed infill would extend forward from the existing front elevation by 2.20m and would be 3.00m wide. The proposal would extend the garage / ground floor roof over the infill and to the neighbouring boundary with a new roof light in the existing section of the garage roof. The proposed infill would extend forward from the existing front elevation by 2.20m and would be 3.00m wide. The proposal would increase the living space by approximately 20sqm, providing a lounge area and a new front entrance with a water closet, whilst only increasing the property footprint by 6 sqm. The proposal would change the front elevation of the property and would be visible from the street scene, however, the change would reflect other properties in the area and is not considered to detract from the character of the area and as such, the proposal is not considered to have a detrimental impact on the character and appearance of the area and is in accordance with Policy HQ1 of the Central Bedfordshire Local Plan. In terms of neighbouring amenity the proposal would extend forward along the garage / boundary of no.5, however the new elevation would stop short leaving 0.80m separation from No.5's front elevation . The neighbouring property No.7 has an extension to the front that reflects the proposal to No. 6 with 3.68m separation from the proposal. Overall, the proposal is considered to have an acceptable impact upon neighbouring amenity, in accordance with section 12 of the NPPF, policy HQ1 of the central Bedfordshire Local Plan Section 11 of Central Bedfordshire Design Guide 2023. The proposal does not lead to another bedroom, leaving the property with three bedrooms and the garage conversion would not count as a parking space, sufficient space is maintained on the driveway to facilitate 2 parking spaces which meets the requirements for a 3-bedroom property. Therefore, adequate parking provision has been retained on site and the proposal is considered to be in conformity with Policies T2 and T3 of the Central Bedfordshire Local Plan. Leighton-Linslade Town Council were consulted and raised no objection to the proposal. The application was subject to public consultation, though no objections were raised. The proposal is therefore considered to be in accordance with Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of Central Bedfordshire Design Guide 2023.Reasons for granting The application is a two-storey mid-terrace dwelling located on Princes Court, Leighton Buzzard. The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
