No. 337 is constructed of brickwork, with a tiled pitched roof with an integrated single garage located to the front and side of the property. The applicant is surrounded by properties of varying design. The proposal would convert the existing garage into a living space by infilling the existing garage door to the front with brick and will insert a first floor window to the rear. The proposal would not increase the footprint of the property with the proposed brick infill visible to the street scene with minimal impact, to the rear would incorporate a small window to the first floor, again with minimal material impact. Therefore, it is not considered to detract from the character of the area and as such, the proposal is not considered to have a detrimental impact on the character and appearance of the area and is in accordance with Policy HQ1 of the Central Bedfordshire Local Plan. In terms of neighbouring amenity, the proposed garage conversion would not result in additional fenestration to the front elevation or street scene, the proposed window to the rear first floor would have a similar outlook to the existing fenestration and therefore, there would be minimal visual impact and would not impact the neighbouring amenity. All other neighbours are sufficiently separated from the proposed development for there to be any overbearing impact. Therefore, it is considered that the proposal would not result in a detrimental impact on the residential amenities of any neighbouring properties and would be in conformity with Policy HQ1 of the Central Bedfordshire Local Plan. The proposal does not create any additional bedrooms and currently has three bedrooms, the single garage would not be counted as a parking space and there is sufficient space maintained on the driveway to facilitate two parking spaces which meets the requirements for a three bedroom property. Therefore, adequate parking provision has been retained on site and the proposal is considered to be in conformity with Policies T2 and T3 of the Central Bedfordshire Local Plan. Leighton-Linslade Town Council were consulted and raised no objection to the proposal. The application was subject to public consultation, though no objections were raised.
