Amendments to planning permission dated 30th April 2025 (RN:24/06376/FULL) for Variation of condition 1, 2, 4, 21, 24, 25, 62 and 63 of planning permission dated 25th May 2023 (RN:21/02193/FULL) for the Demolition of the existing building and redevelopment of the site to provide three buildings of 39, 24 and 17 storeys in height, providing residential units (including affordable units)(Class C3), commercial uses (Class E), a community use (Class F.2), landscaping, tree and other planting, public realm improvements throughout the site including new pedestrian and cycle links, provision of public art and play space, basement level excavation to provide associated plant, servicing, disabled car parking and cycle parking and connection through to the basement of the neighbouring West End Gate development. Namely, 91 consented private 3-bedroom homes are reduced to 55 (a reduction of 36 overall), the 36 3-bedroom homes removed are to be converted to 42 studio/1-bedroom homes, and 24 2-bedroom homes, 1 additional affordable home is proposed (Intermediate studio), overall net increase of 29 homes (560 consented vs 589 proposed, representing a 5% increase, proportion of private 3-bedroom homes reduces from 27% to 15%., 3-bedroom provision across all tenures reduces from 155 homes (28% of all homes) to 119 homes (20% of all homes), amendment of internal layout of one private home on level 23 from a 4-bedroom home to a 3 bedroom home and minor changes to the floor to floor heights of Block K.
