Officer report

The site

The pub is in the settlement boundary, conservation area and Cotswolds National Landscape, with a listed telephone box outside its front boundary.

“The telephone box outside the front boundary of the site is grade II listed, and the pub itself whilst not listed or locally listed can nonetheless be regarded as a non-designated heritage asset. 1.3Further application P25/02139/F is being considered within the pub garden for the erection of 1no. self-build dwelling.”

Officer report

Parking and access

The proposal would provide sixteen full-time spaces plus one disabled space, and officers found no evidence of acute parking pressures or unacceptable highway effects.

“OFFTEM that there are 14-16 spaces. Whilst some may not meet current standards per se, it should be noted that it is an existing situation utilised by the pub at present and as previously when the pub was open. 5.13The proposals would see the number of letting rooms increase from 5 to 13. The plans suggest 1 space would be provided to each letting room, which is a reasonable approach.”

“In this respect whilst additional vehicles parking on street may be a matter of convenience, there is no evidence to suggest that there are any acute parking pressures/issues in this location. On that basis and taking a balanced approach, the parking arrangements for the pub are acceptable.”
