Listed building alterations at 1051 - 1055 Finchley Road, London NW11

Summary of planning committee decision

Decided by Barnet Planning Committee North on 11 Aug 2026.

26/0760/RCUApproved

What was proposed

The application sought replacement windows and doors, a rooflight and internal alterations in the historic building and its modern extension.

“The proposed development seeks permission to replace windows and doors within both the historic and modern parts of the property, as well as the installation of a rooflight and internal alterations to the layout at Beech Tree Farm, East Green, Kelsale Cum Carlton.”

“The proposal involves the following external alterations: - Replacement of fixed timber screen in 1990s extension. The existing screen is to be replaced by timber folding doors. - The replacement of the 1930s metal window located at ground floor level on the south-eastern elevation with new french doors and side lights. The doors and side lights are proposed to be aluminium painted black.”

Officer report

The site and building

Beech Tree Farm is a detached Grade II listed 17th-century farmhouse on a large plot, predominantly bounded by agricultural land.

“Beech Tree Farmhouse is a Grade II listed building that dates from the 17th century. It is a detached residential dwellinghouse which lies on a large plot of land set back from the highway and can be accessed by a track which runs to the south-east of the main property. This track passes the property itself and leads to a collection of agricultural buildings on a separate plot, outside of the curtilage of the house itself.”

“Beech Tree Farm is listed as a C17 cottage, timber framed and rendered, with a pantile roof that includes catslide dormers. Some external fabric was replaced with brick in the early C20, which is not mentioned in the listing description. The windows are noted as being C20. The building was extended to the side in the 1990s.”

Officer report

Why officers supported it

The alterations were considered to preserve the listed building’s special interest because most work affected the non-historic extension and proposed details were appropriate.

“The rooflight is proposed to be inserted within the 1990s extension. While the rooflight would be visible adjacent to the roof of the historic part of the house, it would be located in a non-historic part of the building, and therefore no historic fabric would be affected.”

“Therefore, it is judged that these applications will preserve the special interest of the Grade II listed Beech Tree Farm, in conformance with the requirements of the Planning (Listed Buildings and Conservation Areas) Act 1990.”
