Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons For Granting The application site is a two storey detached dwelling known as Abbotsbury House, which remains set away from the public highway of the High Street in Greenfield. The proposal consists of the demolition of an existing single storey rear conservatory on the site, and the addition of a single storey rear extension which would measure a width of 11.3m, a depth of 4m and a flat roof measuring a height of 3m. The proposed extension would extend across the width of the main dwellinghouse, and would contain a roof lantern facing raising the ridge height to 3.7m. The proposed extension would be located to the rear of the application site, and as such would not be a visible feature to the streetscene of the High Street. As such, due to the single storey nature of the site, as well as the existing rear extension currently in place, albeit of a smaller width, the proposal is not considered to lead to any detrimental impacts to the character and appearance of the surrounding area. The proposed extension would be separated by some 4m from the built form of the detached adjacent neighbour (The Stables). It is noted that an existing rear extension in place on the site, and it is noted that the proposed extension would be located in a similar positioning to this extension, but of a slightly larger depth. Therefore due to the existing relationship between the application site and the neighbour, as well as a modestly sized fenceline to act as boundary treatment, it is not considered that this application would lead to any additional detrimental harm to the residential amenities of this property. The proposal would extend built form towards the other detached adjacent neighbour (Poplar Tree Farm). Due to substantial green material between the properties acting as boundary treatment to obscure the proposal, as well as a separation distance of 10.8m to the closest built form of this neighbour, it is not considered that this proposal would lead to any loss of light or privacy to this property. All other properties would remain sufficiently separated from the application site for there to be any material impact. The proposal would not lead to the creation of any further bedrooms, and would not impact the existing parking provision to the front of the application site. As such, it is considered that adequate parking provision has been retained, and the proposal would remain in conformity with Policies T2 and T3 of the Central Bedfordshire Local Plan. A Tree and Landscape Officer was consulted on this application, who noted that the application would be built in proximity to existing planting on the application site, but the proposal would be built over an area of hardstanding, and therefore no objection has been received. Additionally, and Archaeology Officer has also been consulted, due to the location of the proposal within the historic core of Greenfield, however no objection was raised due to the scale of the proposal not leading to any significant impact on archaeological remains. Westoning, Flitton and Greenfield Parish Council have been consulted on this application and no comments have been received. Additionally, this application was also subject to a public and neighbour consultation and no representations were received. Given the siting, design and scale of the proposal it is considered that this application would not lead to any detrimental impacts on the character and appearance of the surrounding area. Additionally, the proposal would also not lead to any detrimental impacts to the residential amenities of neighbouring properties.
