Proposal

No complete or partial demolition of the listed building is proposed. The works comprise targeted measures to address localised moisture and condensation at Emscote House Day Nursery, including: installation of a humidity-controlled extract fan through an external masonry wall, positioned to minimise impact on historic fabric; formation of a new free-draining gravel splash strip at the base of the affected wall; clearance of vegetation and debris from the external corner behind the rainwater goods; clearance of a previously obstructed airbrick serving adjacent suspended timber floor areas; removal and like-for-like repair of moisture-damaged plaster and corroded corner beading; and local making good of disturbed masonry and finishes using compatible materials. Subject to monitoring and only where the initial measures prove inadequate, the proposal may also include the introduction of discreet trickle ventilation to an existing heritage-style uPVC window and the localised removal of non-original external render board to expose, inspect and repair the underlying brickwork.
