Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for Granting: The application site is a single storey semi-detached dwelling located along The Paddocks in Linslade. The proposal consists of a new front dormer, internal alterations and fenestration changes. Due to the siting and design, the proposed front dormer would be visible within the street scene. The Paddocks is characterised by residential dwellings of both single and two storey. The neighbouring single storey dwellings site existing examples of front dormers. The proposed front dormer would be modest in scale, and finished with modern materials. It would form an appropriate addition to the existing dwelling and remain in keeping with the surrounding area. In addition, the fenestration changes would mostly be on the North side elevation and would be considered modest alterations to the dwelling. On the basis of its design and scale, the proposal would form appropriate additions and would not be deemed to have any detrimental impact on the character and appearance of the area. In terms of neighbouring amenity, due to the nature of the proposal, the front dormer and fenestration changes would be well separated from neighbouring dwellings and unlikely to result in an overbearing impact or loss of light. The proposed window in the North side elevation at first floor level would reduce any existing impact, and be obscurely glazed, and therefore not result in a loss of privacy to No.19 The Paddocks. The proposal would increase the number of bedrooms to four, and this would require three off-street parking spaces. The provided block plan shows the parking layout to include three parking spaces in tandem. Whilst three tandem parking spaces would not comply with the Parking Standards SPD, there is capacity on the application site to provide three compliant parking spaces, as well as the provision of unrestricted on-street parking. As such, the parking provision would be acceptable in this location and not result in a detrimental impact to the public highway. Leighton-Linslade Town Council were consulted on this application and raised no comments. The application was subject to public consultation and no representations were received. The proposal is therefore considered to be in accordance with Policies HQ1, T2 and T3 of the Central Bedfordshire Local Plan, Section 11 of Central Bedfordshire Design Guide, Parking Standards for New Developments SPD and Section 12 of the National Planning Policy Framework (NPPF).Reasons for Granting: The application site is a single storey semi-detached dwelling located along The Paddocks in Linslade. The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
