Flood zone 3, rivers and sea

High chance: a 1 in 100 or greater annual chance from rivers, or 1 in 200 from the sea. Any development here needs a flood risk assessment. Defences are not counted.

The Environment Agency flood map for planning. Homes in zone 3 must also pass the sequential test. Surface water flooding is a separate map.

Flood map ↗

Article 4 direction

HMO. Named permitted development rights are withdrawn here.

An Article 4 direction withdraws particular permitted development rights, so work that would normally need no application needs one here. Not every council has published its directions.

Public footpath 14 m away

Matters where it crosses or adjoins the site: obstructing a path without a diversion order is an offence, and work cannot start until the order is confirmed.

Compiled from highway authority data, not the legal definitive map. A few authorities have not published, so no path shown is not proof there is none.

Scheduled monument 131 m away: City Walls, gates, posterns (not including the section from Bootham Bar to Monk Bar, N of the Minster, now part of National Monument No 13280), moats, mounds, Bayle (or Baile) Hill, St Leonard's Hospi

Its setting is a consideration for work nearby.

Nationally important archaeology protected by the Secretary of State. Work that affects the monument or its setting is rarely permitted.

Historic England ↗

Local nature reserve 288 m away: St Nicholas Fields

Work nearby can need a habitats assessment.

Harm to a protected site is only accepted where there is no alternative and an overriding public interest.

Also on the record

Conservation area 60 m away: Central Historic Core Conservation Area; Flood defence 13 m away (natural high ground); 1 listed building within 150 m; Inside the York built-up area; Air quality management area 14 m away: AQMA No.5.

Not affected

Not green belt

Checked on 6 October 2026. Historic England, the Environment Agency, Natural England and council datasets, Open Government Licence. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.
