P/2026/02680/NMAT - Non-Material Amendment Submission REGISTERED: Under Assessment

Proposal

Non-material amendment to planning permission reference: dated 9th January 2025 for the "Erection of a front dormer roof extension; replacement of all existing white uPVC windows and doors with white aluminium triple-glazed windows and doors; installation of timber door to replace existing door to front elevation at lower ground floor level; raising of level of built-up rear garden to be 400mm below existing patio; installation of a glazed balustrade above existing brick wall around existing rear garden; and installation of a retractable awning to the existing rear roof terrace." Amendment sought is to revise the configuration of the window within the front elevation of the previously approved dormer. The approved single window comprising three panes is to be divided into two separate windows, one comprising a single pane and the other comprising two panes, with a solid vertical section between them to accommodate an internal stud partition. The overall window opening, dimensions and position will remain as approved, with no increase to the approved glazing area or any changes to the dormer structure or external dimensions. Listed building: at the site
List entry 1253085 · 18 m away · 2 more listed buildings within 150 m (2 Grade II)

Flood zone 3, rivers and sea
High chance: a 1 in 100 or greater annual chance from rivers, or 1 in 200 from the sea. Any development here needs a flood risk assessment. Defences are not counted.
The Environment Agency flood map for planning. Homes in zone 3 must also pass the sequential test. Surface water flooding is a separate map.

The Mall conservation area
Demolition needs planning permission and permitted development is restricted.
The council must give weight to preserving or enhancing the area's character and appearance. Not every council has published its boundaries as open data.
National infrastructure project: Thames Tideway Tunnel
The site is inside the project boundary. Waste water treatment, decided. The project page says whether consent was granted.
Nationally significant infrastructure projects (power stations, electricity lines, pipelines, major roads and railways, harbours, airports and reservoirs) are consented by a Secretary of State under the Planning Act 2008, after an examination by the Planning Inspectorate, rather than by the council. The boundary is the one the Inspectorate consults on and can change as the scheme does. Projects are shown within 2 km of the site.

Air quality management area: Hammersmith and Fulham AQMA
The council has declared the area as failing an air quality objective.
Schemes that add traffic, parking or combustion plant are assessed against the area's action plan and may need an air quality assessment.
