The pin for this application is the centre of its postcode rather than the building, so distances to nearby designations are measured from the postcode and can be out by the width of the postcode area. Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for granting The application site is a two-storey, end of terrace dwelling located on Hillside in Houghton Regis. No. 1 is constructed of brickwork with a tiled, pitched roof with a single storey extension to the front and is surrounded by properties of similar design. The proposal consists of a single storey rear extension with a flat roof that would have double doors and a window facing to the side. The extension would be 2.9m wide by 4.9m deep with an overall height of 2.85m. The proposal would be sited to the rear of the property on the shared boundary of No. 1 and a row of private, single garages located along Churchfield Road which is adjacent to Hillside. The proposal would not be visible to the street scene and would have a similar material finish of brickwork to the existing using, the same frame for the doors that are currently located on the rear elevation. There are not very any examples of rear extensions in the surrounding area, however, the proposal is considered small and a minor alteration that, overall, would not have a material impact on the character and appearance of the area. Therefore, the proposal is not considered to have a detrimental impact on the character and appearance of the area and is in accordance with Policy HQ1 of the Central Bedfordshire Local Plan. In terms of neighbouring amenity, the proposed extension would include a door and window facing onto neighbouring property No. 2 Hillside. However, with the border treatment of wooden fencing and a separation of approximately 3.6m it is deemed there is sufficient separation to ensure no impact to this neighbours amenity. There would be no overbearing impact or loss of light to this neighbour. With regards to the garages backing onto the shared boundary of No. 1 Hillside, the proposal would not be visible from this location and therefore, there would be no visual impact. All other neighbours are considered to by suitably separated and overall the proposal is considered to have an acceptable neighbour amenity impact, complying with chapter 14 of the NPPF, policy HQ1 of the central Bedfordshire Local Plan Section 11 of Central Bedfordshire Design Guide 2023. Houghton Regis Town Council were consulted and did not respond. The application was subject to public consultation, though no representations were raised. The proposal is therefore considered to be in accordance with Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of Central Bedfordshire Design Guide 2023.Reasons for granting The application site is a two-storey, end of terrace dwelling located on Hillside in Houghton Regis. The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
