Not affected
Outside flood zones 2 and 3 · Not green belt · No scheduled monument at the site

The pin for this application is the centre of its postcode rather than the building, so distances to nearby designations are measured from the postcode and can be out by the width of the postcode area. A boundary can run through a site and the council holds the definitive record: confirm with the council before relying on this.

Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for Granting The application site relates a two-storey detached dwelling located on Hillside Close, Shillington. No.7 is constructed from brickwork with a tiled pitched roof and is surrounded by properties varying in design and scale. The proposal seeks planning permission for the erection of a of a two-storey side extension following the demolition of an existing garage to the side of the dwelling. The side extension would have an approximate depth of 7.3 metres, a width of 2.7 metres, an eaves height of 5.2 metres and a maximum height of 6.1 metres. The proposed extension, due to its set down roof ridge, setting back from the front elevation and modest width, is considered to appear as a subordinate addition to the main property that would not dominate the host dwelling. The two-storey side extension would be readily visible within the street scene of Hillside Close, however, at the extension follows design guidance it is not considered to have a detrimental impact on the character and appearance of the area. Overall, the proposal is not considered to have a detrimental impact on the character and appearance of the area or the host dwelling in accordance with Policy HQ1 of the Central Bedfordshire Local Plan. In terms of impact on neighbouring properties, the extension would be separated from the shared boundary with the nearest neighbouring property, 6 Hillside Close, by approximately 1 metre and would not be considered to have an overbearing impact or result in a loss of light on this property due to the extension not extending beyond the rear of this property. The extension includes a first-floor window on the rear elevation which would provide views into this neighbours' garden, however, both gardens are currently mutually overlooked by each other and as such the window in question is not considered to have a significant detrimental impact on privacy as it would not provide views into private areas that are not currently overlooked. All other properties are considered sufficiently separated from the proposal for there to be a detrimental impact. Overall, the proposal is considered to have an acceptable neighbour amenity impact, complying with NPPF policy P3, policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of Central Bedfordshire Design Guide 2023. The proposal would result in the loss of an off-street parking space through the demolition of the existing garage but the number of bedrooms at the property would remain at 3. The parking standards require a 3-bedroom property to be able to facilitate 2 off-street parking spaces, which has been demonstrated on plan to be provided at the front of the property. Therefore, the proposal is considered acceptable in terms of parking and highway safety in accordance with NPPF policy TR4, policies T2 and T3 of the Central Bedfordshire Local Plan and the Parking Standards for New Developments supplementary planning document. Shillington Parish Council were consulted on this application and supported the application. Neighbourhood Planning were consulted but no comments were received. The application was subject to a public consultation, and no representations were received. The proposal is therefore considered to be in accordance with Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of Central Bedfordshire Design Guide 2023.Reasons for Granting The application site relates a two-storey detached dwelling located on Hillside Close, Shillington. The rate of Council Tax you pay depends on which valuation band your home is placed in. This is determined by the market value of your home as at 1 April 1991. Your property's Council Tax band may change if the property is extended. The Council Tax band will only change when a relevant transaction takes place. For example, if you sell your property after extending it, the new owner may have to pay a higher band of Council Tax. If however you add an annexe to your property, the Valuation Office Agency may decide that the annexe should be banded separately for Council Tax. If this happens, you will have to start paying Council Tax for the annexe as soon as it is completed. If the annexe is occupied by a relative of the residents of the main dwelling, it may qualify for a Council Tax discount or exemption. Contact the Council for advice on 0300 300 8306.
