Description

The proposed works relate to the completion of minor outstanding defects identified during the Defects Liability Period following structural repair works undertaken in 2024. The works are limited in extent, localised in nature, and are proposed to ensure the long-term performance and integrity of previous repairs, while preserving the character and significance of the listed structure. The works affect four discrete locations and will be undertaken using temporary access arrangements, including rope access techniques, lightweight alloy PASMA towers, and/or Mobile Elevating Work Platforms (MEWPs). These methods have been selected to minimise physical intervention and avoid unnecessary impact on historic fabric. The scope of works will comprise: Localised removal of defective gunite (sprayed concrete repairs) to expose the underlying parent concrete. Removal will be undertaken in a controlled and careful manner to avoid damage to adjacent historic material. Inspection and assessment of the exposed substrate, confirming that the original parent concrete remains sound and that any existing reinforcement mesh and fixings are secure and performing as intended. No intrusive works beyond those necessary for inspection and repair are proposed. Reinstatement of the gunite repair, using materials and methods to match the existing in composition, profile, and finish. The repair will be carried out in accordance with previously agreed specifications and will be subject to inspection and acceptance by the client and relevant third parties. Reapplication of protective coatings, carefully matched to the existing in terms of colour, texture, and appearance, ensuring visual continuity with surrounding surfaces. Crack repairs: Localised chasing out of identified cracks exceeding 0.3mm (5 no. locations), followed by repair using client-approved materials compatible with the existing substrate.
