- Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for Granting The site comprises a two-storey detached dwelling at 2 Chicory Orchard, Upper Caldecote, constructed of facing brickwork, a tiled roof and white uPVC windows. It is situated within a modern residential development characterised by dwellings of a similar age and style. The proposal seeks permission for the erection of a single-storey side extension with rooflights which would be clearly visible in the streetscene. However, its modest scale, subordinate design and use of matching materials would ensure it respects the character and appearance of the main dwelling. Accordingly, the proposal would not cause unacceptable harm to the character or appearance of the dwelling or surrounding area. A materials condition can be attached. No 8 Foxglove Gardens lies to the north of the application site. Although the dwellings are positioned in close proximity, they are orientated perpendicular to one another and face different street frontages. No 8 is slightly offset from the shared boundary and its rear elevation projects approx 0.6m beyond the side elevation of No 2. The French doors and ground-floor window within the rear elevation of No 8 both serve a lounge. The proposed extension would project 3.5m from the side elevation and would be finished with a mono-pitch roof. Whilst some reduction in light may occur to the area immediately adjacent to the shared boundary, this would not result in a material loss of light to the habitable accommodation or main amenity area at No. 8. Given the single-storey scale of the extension and the relationship between the properties, the proposal would not result in an unacceptable overbearing impact, loss of outlook, or loss of privacy. No other surrounding properties would be adversely affected. The site lies within the historic core of Upper Caldecote (HER 17129), where archaeological investigations have identified pre-medieval, medieval and post-medieval remains. The Archaeology Team have commented that as archaeological mitigation has been completed, there is no archaeological constraint. No parking has been provided within the application site. However, the planning history indicates that a garage associated with the dwelling is located to the rear and would remain unaffected by the proposal. Neighbouring properties have been consulted on the application and no comments have been received. The Minerals Team have not commented. Northill Parish Council were consulted and have no objection to the proposal. In light of the foregoing appraisal, it is considered that the proposal would be in accordance with Policy HQ1 of the Adopted Central Bedfordshire Local Plan (2021), the Adopted Central Bedfordshire Design Guide (August 2023), and Policy DP3 of the NPPF (2026).Reasons for Granting The site comprises a two-storey detached dwelling at 2 Chicory Orchard, Upper Caldecote, constructed of facing brickwork, a tiled roof and white uPVC windows.
