No. 22 is constructed of brickwork with a tiled pitched roof and is surrounded by propertied of similar design. The proposal consists of a front extension to be constructed of brickwork with a mono-pitched tiled roof protruding from the front elevation by 2.15m, with a bay window and it would be the full width of the property, the overall height would be 3.5m The proposal would extend the downstairs lounge area by about 7sqm. However, these changes are considered to be minor alterations that would have no material impact on the character and appearance of the area. Neighbouring property No. 24 Adstone Road has a similar extension of proportion and size. Various properties along Adstone Road have also had similar single storey front extensions. Therefore, the proposal is not considered to have a detrimental impact on the character and appearance of the area and is in accordance with Policy HQ1 of the Central Bedfordshire Local Plan. In terms of neighbouring amenity, the nearest and adjoining neighbouring property would be No. 20. It is deemed the proposal would have some visual impact with minimal loss of light which would not warrant a refusal. Neighbouring property No. 24, has had a similar extension, with a separation of about 7m, there is no concerns of impact on neighbouring amenity. All other neighbouring properties have sufficiently separated. Overall, the proposal is considered to have an acceptable neighbouring amenity impact, complying with Section 12 of the NPPF, Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of Central Bedfordshire Design Guide 2023. The proposal would have no impact to off road parking due to the property having a side drive with capacity for three cars and as the extension would not provide any additional bedrooms, the proposal is considered to be in conformity with Policies T2 and T3 of the Central Bedfordshire Local Plan.
