CB/26/01509/PAPC. The planning pre-application advised that a full planning application would be required and would be supported by the planning officer. The host dwelling is a detached, two-storey, brick built, with a tiled pitched roof and an extension to the side which was originally a garage to the side. No. 9 is located on Evelyn Road in Dunstable and is surrounded by properties of varying design. The proposal is for a part brick, part white uPVC glazed rear and side and roof, the roof would have a pitched roof. The dimensions of the proposal would be 4m by 4m with an overall height of 3.25m The proposed extension to the rear would not be readily seen from the street scene on Evelyn Road. The proposal would use similar materials to the existing property and is deemed to keep in character with the neighbouring properties. Therefore it is not deemed detrimental to the character and appearance on the surrounding area and as such is in accordance with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide, and Section 12 of the NPPF. In terms of neighbouring amenity, the proposal is for a single storey extension to the rear for a conservatory and would be on the boundary with No.7 Evelyn Road and taken together with the existing extension, would surpass the rear two storey projection of this property by approximately 8 metres. However, due to the substantial boundary treatment and given the limited height of the conservatory, the rear extension would have no impact on the light to this neighbouring property and therefore, is not considered that the single storey rear extension due to the design of the proposal would result in any loss of privacy or overbearing impact to this neighbour. Though there would be fenestration facing Neighbouring property, No. 21 is separated from the proposal by approximately 8m and it is considered all other neighbours are suitably separated and overall, the proposal is considered to have an acceptable neighbour amenity impact, complying with the NPPF, policy HQ1 of the central Bedfordshire Local Plan Section 11 of Central Bedfordshire Design Guide 2023. Dunstable Town Council were consulted and raised no objection to the proposal. The application was subject to public consultation, though no representations were raised.
