2026/0680 - Listed Building Consent Approved

Proposal

Listed Building Consent for the removal of spray foam insulation and repair and re-roofing of the main roof of the property using natural clay pantiles. The existing main roof covering consists of later concrete tiles which are not historically appropriate. The proposal is to remove these and reinstate natural clay pantiles to match the historic roof covering referenced in the listing description and visible on the adjoining cottage. The catslide extension, currently covered with concrete tiles, will not be altered as part of this proposal. Data via plota.co.uk

Site constraints 4

Green belt: London
Inappropriate development needs very special circumstances.
Green belt policy allows a short list of exceptions, such as limited extensions and replacement buildings. Anything else needs very special circumstances that clearly outweigh the harm.
Flood zone 3, rivers and sea
High chance: a 1 in 100 or greater annual chance from rivers, or 1 in 200 from the sea. Any development here needs a flood risk assessment. Defences are not counted.
The Environment Agency flood map for planning. Homes in zone 3 must also pass the sequential test. Surface water flooding is a separate map.

Open access land

Building on registered common land needs the consent of the Secretary of State as well as planning permission.
Priority habitat: Deciduous woodland
A habitat of principal importance. It shapes the ecology work and the biodiversity net gain a scheme has to show.
Not affected
No scheduled monument at the site
