Full Application - Granted Conditions or Reasons: View Conditions or Reasons Informative Notes: 1 )Reasons for granting The host dwelling is a two storey, semi-detached, brick built, with a tiled pitched roof with separate single garage to the side. The applicant, No. 47 is located on Carterways in Dunstable and is surrounded by properties of similar design. The property looks to have a porch added and a conservatory to the rear. The proposal is for a single storey extension to the rear of the property which would replace the existing conservatory. The extension would have mono-pitched roof and be the full of the property, the depth would be 4m with an overall height of 3.5m with a height of 2.5m to the eaves. There would be three roof lights with a double door to the side and bi-fold doors to the rear. The proposed extensions to the rear would not be readily seen from the street scene on Cartways Road. A number of neighbouring properties have had extensions to the side and the rear. The proposal would have matching brickwork and tiles to keep in character with the neighbouring properties and therefore it is not deemed detrimental to the character and appearance on the surrounding area and as such is in accordance with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide, and Section 12 of the NPPF. In terms of neighbouring amenity, given the design of the proposal would be sited on the boundary of neighbouring property of No. 45 Healey Road, it is not considered that there would be any significant loss of light, overbearing impact or loss of privacy to this neighbour due to No. 45 having a single storey existing extension that would be approximately the same size of the applicants proposal. The next nearest neighbouring property is angled at 45 degree with a separation of 10m from the proposed extension, this included the applicants garage on the boundary of No. 47. Given the separation from no. 47 it is considered there would be no loss of amenity to this neighbour. The applicants property backs onto Hadrian's Academy in Dunstable, due to the boundary treatment of high hedgerows and considering the proposal is replacing the existing conservatory the proposal is considered to have an acceptable neighbour amenity impact, complying with section 12 of the NPPF, policy HQ1 of the central Bedfordshire Local Plan Section 11 of Central Bedfordshire Design Guide 2023. Dunstable Town Council were consulted and raised no objection to the proposal. The application was subject to public consultation, though were no representation made.
