The Main Operations (Building Works) Full planning application ref: 25/AP/3755 For loft conversion is almost identical, but instead of a side window, an additional skylight is proposed. Rear Dormer Loft Conversion: Construction of a rear dormer roof extension with a total added volume of 20.8 m3. The dormer is set back from the eaves by more than 200mm and finished in materials in similar appearance to the existing roof. Rear Outbuilding: Construction of a single-story outbuilding at the rear of the property (comprising a hobby room and bike shed). The structure will feature a mono-pitch roof with a maximum height not exceeding 2.5m from the highest point of adjacent natural ground. Fenestration Changes: (Some fall within the previous approved Application ref: 25/AP/3755) Alterations to the existing window layout, including:One enlarged window to the principal (South) elevation to match the existing rhythm. New and relocated obscured-glass windows on the side (East) elevation, positioned with any opening above 1700mm above the finished floor level (FFL). Replacement of wooden frames with uPVC frames of a similar style and appearance. 2. Means of Draining (Drainage)- Soil Vent Pipe (SVP): Installation of a new 110mm diameter uPVC Soil Vent Pipe (SVP) on the side elevation, finished to match existing rainwater goods. Roof Drainage: The new dormer and outbuilding will utilize guttering and downpipes connected to the property's existing surface water drainage system. 3.
