Proposal

Application for a Lawful Development Certificate for a Proposed Change of use of existing garage from domestic garage use to ancillary residential accommodation incidental to the main dwellinghouse. The space will be used as a home gym, utility and storage area. The use remains wholly domestic and ancillary to the main dwelling and does not create a separate dwelling or independent unit. No commercial use, overnight accommodation, or self-contained living accommodation is proposed. Internal conversion of existing attached garage to ancillary residential accommodation associated with the main dwelling. Works include internal refurbishment, cleaning, and thermal insulation of walls and ceiling, and installation of replacement insulated front access doors in place of the existing garage door opening (currently in disrepair). Existing electrical installation serving the garage (including dedicated consumer unit, sockets and lighting) is retained and reused. Existing pedestrian door to the rear garden is retained. No extension, increase in footprint, height or volume, and no new hardstanding, drainage works, or means of enclosure are proposed. Data via plota.co.uk
