Description

Certificate of lawfulness (proposed) for the proposal comprises the construction of a single-storey rear extension to an existing two-storey dwellinghouse with an existing mansard roof. The proposed extension will extend across the full width of the rear elevation and project approximately 1.9 metres beyond the existing rear wall. The extension will be constructed with a flat roof with a maximum overall height not exceeding 3.0 metres and an eaves height not exceeding 2.5 metres. External materials will be of a similar appearance to, or will complement, those of the existing dwellinghouse. The proposed finish includes render and glazing to the rear elevation. The proposal includes the formation of an enlarged opening within the existing rear elevation to accommodate new glazed doors, in the form of sliding or bi-fold units, providing access to the rear garden. A rooflight is proposed within the flat roof to provide additional natural light. No alterations are proposed to the existing roof structure, including the existing mansard roof, which will remain unchanged. There are no proposed changes to the existing access arrangements. No new access, parking provision, or hardstanding is proposed. There are no changes to existing boundary treatments or means of enclosure. Surface water drainage will be managed via connection to the existing drainage system. There are no significant changes to existing ground levels. The proposed works are entirely within the curtilage of the existing dwellinghouse and are considered to fall within permitted development rights as set out under Schedule 2, Part 1, Class A of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended).
